Why the Choice Matters
A fit-out is judged on one thing: whether the space is finished, working, and open on the date you promised. Choosing the wrong partner is how an opening date slips, how trades clash on site, and how a budget quoted as a round per-square-metre number doubles once work starts. Choosing the right one is mostly about reading a few signals correctly before you sign.
This guide sets out what to look for when you appoint a fit-out contractor in Ghana — and the questions that quickly separate a specialist from a general builder taking on interior work for the first time.
Fit-Out Is Its Own Discipline
A general contractor builds structure. A fit-out specialist sequences many interior trades — partitions, ceilings, finishes, MEP, joinery, equipment — into a time-critical or occupied space, coordinating them so the trades do not clash and the date holds. These are different competencies. The clearest early signal is whether the contractor talks about fit-out as sequencing and coordination, or only about supplying materials and labour.
Signals of a Real Fit-Out Specialist
- They survey and scope the space before committing any number
- They put a quantity surveyor on the cost, not a round per-square-metre rate
- They sequence MEP and finishes together rather than as separate jobs
- They have a portfolio of completed, occupied interiors — not only new structures
- They can phase work around an operating building when the brief demands it
Questions That Expose a Guesser
Ask these before you appoint anyone:
- “What will this cost per square metre?” — A specialist will tell you there is no honest per-square-metre fit-out rate, because cost depends entirely on scope and finish, and will offer to prepare a Bill of Quantities instead. A guesser quotes a round figure on the spot.
- “How do you price the job?” — The right answer is: define the scope, measure the quantities, price against current rates, total to a real figure. Anyone who skips straight to a total has not measured your interior.
- “How do you protect my opening date?” — Listen for a programme, trade sequencing, and snag-and-commission steps — not a vague promise of speed.
- “Can you work while we keep operating?” — If you need to stay open during the works, the contractor must talk about phasing, out-of-hours work, and protecting occupied areas.
- “What standards do you build to?” — A credible answer references the Ghana Building Code (GS 1207:2018) and Ghana’s building regulations (L.I. 1630), not just “good quality.”
Credentials to Verify
| Credential | What it tells you |
|---|---|
| Builds to L.I. 1630 + GS 1207:2018 | Work meets Ghana’s statutory building framework |
| Registered engineering (GhIE) input | Engineering claims are accountable, where the project needs them |
| Quantity-surveying (GhIS) discipline | The BoQ is prepared on a professional basis |
| EPA permitting (L.I. 1652) where required | Larger or special projects are handled lawfully |
| A written workmanship warranty | The contractor stands behind the installation |
| Years established + real portfolio | Evidence of delivered fit-outs, not promises |
The Cost Conversation Is the Best Test
How a contractor handles the money question tells you most of what you need to know. The honest position is that a whole fit-out is costed on a BoQ, not a per-square-metre rate — published per-square-metre estimates diverge three to five times over (roughly GH₵1,200 to GH₵6,500-plus) precisely because they are not measured against your scope.
On materials, a credible contractor prices against genuinely published figures — cement at roughly GH₵85 to GH₵130 a bag, finishes by specification — and will not quote the inflated numbers that circulate online (cement at GH₵185 to GH₵240, rods at GH₵19,000 to GH₵25,500), which sit roughly double the corroborated price. A contractor who reaches for the highest number a search returns is not protecting your budget.
Why Clients Choose Installers Ghana
Since 1988, Installers Ghana has installed and coordinated interiors, finishes, MEP, and specialist equipment as a fit-out specialist — to programme, to standard, and to a measured BoQ. We scope before we price, we sequence so the trades do not clash, and we stand behind the installation in writing.
Frequently Asked Questions
What is the difference between a fit-out specialist and a general contractor? A general contractor builds structure; a fit-out specialist sequences many interior trades into a time-critical or occupied space and coordinates MEP with finishes to hold a fixed opening date. They are different disciplines.
How do I know a fit-out quote is honest? It should come from a defined scope and a Bill of Quantities, not a round per-square-metre rate. Any single per-square-metre figure is unreliable because cost depends entirely on scope and finish.
What credentials should a Ghana fit-out contractor have? Work to L.I. 1630 and GS 1207:2018, registered GhIE engineering input where needed, GhIS quantity-surveying discipline for the BoQ, EPA (L.I. 1652) permitting on larger projects, and a written warranty.
Can a fit-out contractor work in our occupied office? A specialist can — by phasing the work around your operation, working out of hours where needed, and protecting occupied areas. Ask exactly how before appointing.
