“Turnkey” is one of the most used words in the fit-out industry and one of the least explained. It promises that you turn a key and the space is ready — but what stands behind that promise varies enormously between contractors, and the gaps are where clients get caught. This guide sets out what a genuine turnkey interior installation actually includes, why the single point of responsibility is the real value, and exactly what to confirm before you sign.
What Turnkey Is Supposed to Mean
A genuine turnkey interior installation means one contractor takes responsibility for delivering the whole interior — from scope to a finished, working, ready-to-use space — under a single point of accountability. You are not coordinating separate trades, chasing who is responsible for a clash, or finding out at handover that the air-conditioning was “someone else’s scope.” One party owns the result.
That is the real value of turnkey: not just convenience, but accountability. When one contractor is responsible end to end, the coordination between trades — the place most fit-outs go wrong — becomes their problem to solve, not yours to manage.
What a Genuine Turnkey Installation Includes

Scope and Survey
The space is surveyed and the scope agreed before any number is committed — what the installation involves, the finish level, and the date it has to be ready.
Bill of Quantities and Programme
A quantity surveyor prepares a measured Bill of Quantities and a programme, so you commit on a real cost and a real timeline. A turnkey price built on a BoQ is one you can trust; a turnkey “lump sum” with no breakdown behind it is one to question.
The Full Interior Installation
- Partitions and ceilings — the rooms and the spaces
- Finishes and joinery — flooring, walls, reception, fitted storage
- MEP — air-conditioning, electrical, lighting, data, and plumbing, coordinated with the finishes
- Specialist equipment — installed, connected, and commissioned

The space is snagged, the services are commissioned so they actually work, and you receive a finished, working interior with the documentation your facilities team needs.

Where Turnkey Promises Hide Gaps
The word is only as good as what sits behind it. The common gaps to watch for:
- “Turnkey” that excludes MEP. If the air-conditioning, power, or data is “by others,” it is not really turnkey — and the coordination between those services and the finishes is exactly where problems start.
- A turnkey lump sum with no BoQ. A single round number is not a measured price. Ask for the Bill of Quantities behind it; a genuine turnkey contractor has one.
- “Turnkey” that stops at handover. Commissioning and a written warranty are part of a complete turnkey delivery, not optional extras.
- Furniture and equipment left out. Confirm whether they are in or out — a “finished” space without them is not ready to use.

Turnkey does not mean “no transparency.” A reputable turnkey installation is still priced from a measured Bill of Quantities — you simply receive a single, accountable price built on it. That BoQ is what makes the price honest, comparable, and fairly adjustable if the scope changes. What to Confirm Before You Sign
- Is MEP in the turnkey scope? It should be — get it in writing.
- Is there a BoQ behind the price? Ask to see how the turnkey number was built.
- Are commissioning and warranty included? A complete turnkey delivery includes both.
- Are furniture and equipment in or out? Confirm exactly where “finished” ends.
- What standards is it built to? A genuine turnkey installer builds to the Ghana Building Code (GS 1207:2018) and L.I. 1630, with GhIE/GhIS input where the project requires it.
