How to Choose a Fit-Out Contractor in Ghana

Choosing the wrong contractor for a fit-out is an expensive mistake that only becomes visible after the work has started — when the trades clash, the date slips, and the budget moves. A fit-out is a specialist discipline, not a general build, and the firms that deliver it well are recognisable by how they answer a handful of questions. This guide gives you those questions and explains what a good answer sounds like.

Fit-Out Is Its Own Discipline

A fit-out sequences many interior trades — partitions, ceilings, finishes, MEP, joinery, and equipment — into a space that often has a fixed opening date and is sometimes still occupied. That is a different skill from putting up a building. A general contractor can pour a slab and raise walls; a fit-out specialist coordinates the interior so it is finished, working, and open on the date you promised.

The distinction matters because most of the things that go wrong on a fit-out are coordination failures, not construction failures: the ceiling goes in before the air-conditioning is run, the power is roughed in where the joinery now sits, the date holds for the structure but not for the finishes. A specialist sequences to avoid exactly these clashes.

The Questions That Reveal a Real Specialist

”Can I see a Bill of Quantities for a job like mine?”

A fit-out specialist prices from a measured Bill of Quantities prepared by a quantity surveyor — not a guessed per-square-metre rate. If a contractor cannot show you how they build a BoQ, they have not really costed the job, and the number they gave you will move. Ask to see the structure of a BoQ; the answer tells you whether you are dealing with a professional.

”How do you coordinate MEP with the finishes?”

This is the question that exposes whether someone understands fit-out. The right answer describes sequencing — running services before the ceilings close, coordinating power and data with where the furniture and joinery will land, commissioning the systems before handover. A vague answer here is a warning.

”What standards do you build to?”

A credible firm installs to Ghana’s building regulations — the National Building Regulations 1996 (L.I. 1630) and the Ghana Building Code (GS 1207:2018) — and brings in registered engineering (GhIE) and quantity-surveying (GhIS) input where the project requires it. Where the work needs a building permit or EPA permitting (L.I. 1652), they handle it rather than leaving you exposed.

”Have you worked in an occupied or operating building?”

If your fit-out is in a live office, shop, or operating facility, you need a firm that phases and protects around your operation. Ask for an example. A specialist will describe out-of-hours working, dust and noise control, and protecting the parts of the building still in use.

”What does your warranty cover, and is it in writing?”

A written workmanship warranty is the difference between a firm that stands behind its installation and one that disappears after handover. Get it in writing, and read what it covers.

Red Flags to Walk Away From

• A flat per-square-metre price quoted before survey. No honest fit-out cost exists before someone has measured your scope. (Be equally wary of contractors using inflated material figures — fit-out cost is built from measured quantities and current rates, not remembered numbers.)
• No BoQ, just a lump sum on one page. A single round number with no breakdown cannot be compared, checked, or fairly adjusted when something changes.
• No named standards or credentials. “We build to a high standard” is not a standard. Ask for the code and the registrations.
• No portfolio of comparable work. A fit-out specialist has done fit-outs. Ask to see them.

Compare Like-for-Like

The single most useful thing you can do is make every contractor price the same scope. When each quote is a BoQ measured against the same brief, you can compare them honestly — and the cheapest-looking number often turns out to have left out MEP, furniture, or finishes that the others included.
