How Much Does an Office Fit-Out Cost in Ghana?
The most common question we are asked is also the hardest to answer in one line: what does an office fit-out cost in Ghana? The honest answer is that it depends entirely on scope and finish level — and anyone who quotes you a flat per-square-metre rate before they have seen your space is guessing. This guide explains what really drives the cost, why a Bill of Quantities is the only figure you can budget against, and how to read a fit-out estimate without being misled.
Why There Is No Honest Per-Square-Metre Rate
A fit-out is not one product. It is many trades — partitions, ceilings, flooring, lighting, power, data, air-conditioning, joinery, and furniture — each priced by specification. Two offices of identical floor area can differ in cost by a wide margin depending on what goes into them.
A glass-partitioned boardroom with acoustic ceilings and a feature reception is a different job from an open-plan floor with painted blockwork and a basic suspended ceiling. Same square metres, very different cost. This is why we never quote a per-square-metre fit-out rate — it would either over-charge a simple scope or under-budget a demanding one, and the gap only appears once work has started and the money is already committed.
What Actually Drives the Cost
When we price an office fit-out in Accra, these are the lines that move the number most:
Partitions and Ceilings
Drywall partitions, glazed partitions, and demountable systems all sit at different price points. Acoustic and fire-rated specifications cost more than standard. Suspended ceilings vary by tile grade and by how much MEP has to be coordinated above them.
MEP — Mechanical, Electrical, Plumbing
This is the line clients most often underestimate. Air-conditioning, the electrical distribution, lighting, data cabling, and any plumbing for kitchenettes or washrooms are a substantial share of a real fit-out. Getting them coordinated with the finishes is what separates a working office from one that looks finished but does not function.
Finishes and Joinery
Flooring (carpet tile, vinyl, tile, or engineered timber), wall finishes, reception desks, fitted storage, and tea-points are all specification-driven. The brief sets the cost here, not the floor area.
Furniture, Power, and Data
Workstations, meeting rooms, and the small-power and data outlets that serve them are often priced separately but belong in the same budget. Leaving them out of the early estimate is how a project ends up “over budget” when it was never fully costed.
The Honest Cost Tools
We can be transparent about the inputs even though we will not invent a total before survey. Material prices in Ghana move, and we track them rather than guess:
- Cement runs roughly GH₵85–130 a bag depending on brand and grade — useful for any blockwork or screed in the scope.
- Finishes, partitions, ceiling systems, and MEP are priced by specification, against current supplier rates at the time of the BoQ.
What we will not do is quote you the inflated figures that circulate online — the cost of an office fit-out is built from measured quantities and current rates, not from a number someone remembered.
Why a Bill of Quantities Is the Only Real Number
A Bill of Quantities (BoQ) is a measured, itemised cost prepared by a quantity surveyor against your actual scope. Every partition, every metre of cable tray, every ceiling tile and floor box is measured and priced. The result is a number you can commit to — and a document you can compare like-for-like against another contractor’s offer.
A blog estimate cannot do this. A per-square-metre guess cannot do this. Only a BoQ, measured against your space and your brief, gives you a figure that holds. It is also the document a finance team needs to approve the spend, and the baseline against which any change during the job is fairly priced.

How to Use This When You Budget
- Set the brief before you ask for a price. Decide the finish level, the room mix, and whether you need acoustic or fire-rated work — the price follows the brief.
- Ask for a BoQ, not a rate. A contractor who can produce a measured BoQ is showing you they have actually costed the job.
- Budget the whole scope, including MEP and furniture. The “surprise” overruns are almost always the lines left out of an early, casual estimate.
- Compare like-for-like. Two quotes are only comparable when they price the same scope — a BoQ makes that visible.
